CJ Real Estate, Inc., now offering an innovate program designed to allow the investor to capitalize on foreclosed property and instantly build an equity position in real estate while letting someone else take the risk of the rehab costs and renting the property. Here is the way the program works:

One of our affiliate company’s will find and purchase foreclosed houses and duplex’s using a strict criteria of age, type, condition and location

Our company will conduct all the necessary rehab work—we pay for everything

We will then rent the properties at our expense, including the mortgage while its vacant

Properties will be sold to the investor with at least a 10% equity position

All properties will come with a home warranty from AB May Home Warranty for added investor comfort

Properties will have positive cash flow after all expenses

Properties will generally provide 15% and higher return on cash invested

You choose the type of property you want (i.e., newer house, duplex, etc.)

Most properties will be houses and duplex’s, 6 years old or newer. Some never lived in.
This program will allow investors to acquire high quality properties at a discount price without taking the risk of rehab or renting! The risk of rehab and renting is all on us! I have personally been purchasing these type of properties over the last year and have done very well. Exit Strategy for the Investor
- Keep the property for 3 to 5 years to get through the current real estate cycle and build additional equity through appreciation (even a modest 3% appreciation, with the equity you already have will make for a nice return on investment, then;
- Lease option out the property
- Sell outright on the open market
- Keep it as a rental
- 1031 exchange into another property
